The New Shadowood Is Already Open Along Glades Road, Long Before the Promenade

November 5, 2026

If you've driven past Glades Road and State Road 7/US 441 lately, which part of Shadowood is actually open? Most of the newest businesses sit in one short row of storefronts facing Glades Road, numbered between 9955 and 9975. The construction work and the long list of coming-soon names get the attention. That row is where the new version of the center is already running.

EDENS has owned the center since 2023 and now brands it simply as Shadowood. The redevelopment has a big footprint, but the tenants who are open have already started acting like neighbors on a walkable block. The promenade is meant to build that feel into the whole site. On Glades Road it's already here.

The row that's already open

The center's directory and local opening reports put most of the new arrivals within a few doors of each other.

Address Business What it is
9955 Glades Road Citibank Bank branch
9959 Glades Road, #120 Maman French café and bakery, opened Oct. 6, 2026
9967 Glades Road Brooklyn Boys Listed in the center directory
9969 Glades Road Blo Blow Dry Bar Blowout salon
9973 Glades Road, Suite 140 Tecomoabesos Children's clothing and toys, opened August 2026
9975 Glades Road Nomu Sushi & Pub Sushi, sashimi, Japanese pub dishes, cocktails and sake

Around the corner on the State Road 7 side, Dave's Hot Chicken shares the 20642 State Road 7 address with Carrot Express. The longtime tenants are spread out along Glades, including Einstein Bros Bagels at 9795 Glades Road and Carter's at 9831. The newest openings, though, are close enough that one parking spot covers a coffee, a blowout and dinner.

Maman's opening showed how the block works

Maman opened on Tuesday, Oct. 6, as The Boca Raton Tribune reported. It's the clearest sign of how the row's tenants are working together. Before the opening, Boca Magazine reported that neighboring shops would join the grand-opening day. Tecomoabesos planned a pop-up with children's toys and clothes from 11 a.m. to 1 p.m., and jewelry store Hustle + Heart followed from 1 to 3 p.m. with its charms.

The tie-in carries into the café itself. The Tribune describes a dedicated kids' play area inside Maman, built with Te Como A Besos, the children's store two doors down. A café with a play corner next to a children's boutique turns two separate stops into one morning out.

Maman's West Boca location page lists these hours:

  • Weekdays: 7:30 a.m. to 5 p.m.
  • Weekends: 8 a.m. to 5 p.m.
  • Kitchen: 8 a.m. to 4 p.m. daily

The founders, Benjamin Sormonte and Elisa Marshall, already run a West Palm Beach location, and Boca Magazine reported a Delray Beach location opening soon in Sundy Village. If you've been following our coverage of Delray's dinner scene moving west of Swinton, that's the same development.

The next event on the row is Nov. 8. Boca Magazine reports that Tecomoabesos is hosting a holiday party with mouse characters from the Maileg brand, 10 a.m. to 2 p.m. That's Sunday, a short walk from a Maman pastry.

What the construction will add

The fencing is around the part of the property that once held a movie theater. Shopping Center Business reported when work started in November 2025 that EDENS is demolishing that section and replacing it with five new retail buildings totaling 49,330 square feet. A 25-foot-wide promenade and public green space will connect them.

The three existing retail buildings, about 60,557 square feet, are also being fully renovated. Plans include brighter facades, new signage and wayfinding, paseos, public art and outdoor seating. That makes about 109,887 square feet of new and renovated space in all. The new construction is a little under half of it. Most of the change happens to buildings that are already standing, including the ones on the Glades Road row.

On its Shadowood property page, EDENS says the new green space will add shade trees and seating to make the center easier to walk. That's the link that will eventually join the Glades Road row to the new buildings out back.

Who's coming, by how certain it is

The incoming names fall into three groups, from firmest to least certain.

Signed leases, no opening date yet

  • J.Crew Factory: clothing and accessories for women, men and children. EDENS has confirmed the lease, but timing hasn't been announced.
  • Joe & the Juice: coffee, juice, smoothies and quick café food. The lease is confirmed, but there's no opening date.

Reported for later in 2026

  • MINISO: the international lifestyle retailer known for collectibles, character merchandise, toys and home goods. MyWestBoca reports that EDENS's leasing team expects it to open later this year. With two months left in 2026, there's still no specific date.

Named in leasing updates, no dates

  • Garden Butcher: a prepared-food market and café whose menu includes meat, seafood and vegetable dishes
  • Little Hen: restaurant
  • Go Greek: food
  • Ideal Nutrition: prepared meals
  • solidcore: boutique strength training
  • Woodhouse Spa: spa and wellness
  • Shadowood Optical: optical services

The food names in that last group would add to what's already open on Glades Road: Maman's café, Nomu's sushi, and Dave's and Carrot Express around the corner. The fitness and spa names would fit beside Blo. Most of the pipeline is aimed at the same morning-to-evening routine the existing row already serves.

The two dates on the calendar

EDENS's own materials give two timelines. When the project was announced in October 2025, the EDENS press release projected 18 to 24 months of construction, with the last phase of new retail opening in late 2027. The current property page says new retailers will start opening "this winter" and continue "through Spring 2027."

The two are probably measuring different things. Spring 2027 reads as the opening window for the next group of tenants. Late 2027 is EDENS's estimate for when the last phase of new retail opens. MyWestBoca reads it the same way, calling spring 2027 a phased opening window rather than a finish date for the whole project. Either way, the theater-side buildings and the promenade will probably take another year or so. The Glades Road row will keep growing in the meantime.

Down the road at Uptown Boca

A little farther east on Glades, Uptown Boca has a new arrival too. White Lotus Boutique, a family-owned women's clothing store run by Angela and Steve Maleh, scheduled its grand opening for Sunday, Nov. 1, at 9658 Glades Road, Suite 210. Boca Magazine reports it's the business's fifth location. The store carries denim, blouses, dresses and jackets. If you're shopping for the holidays this month, you can easily pair it with a Shadowood stop.
